Guests:

All guests or invitees of Guest (adults of 18 or more years of age and/or children under 18 years of age) must register their stay with Management. Invitees of Guest may stay for three (3) days during the Term without fee. Thereafter, the adult day rate is $25.00, and the child day rate is $10.00. Guest is responsible for the conduct and behavior of their guests and invitees. Please ensure that guests are familiar with this Agreement and all Property Rules and Regulations before they enter the Property. If a Guest’s invitee or guest breaks a rule, it is as though the Guest broke a rule and could result in the termination of this Agreement and/or additional charges and fees.

HOUSE HOPPING :

Invitees or guests of Guest are not permitted to stay in one Licensed Unit, then after three (3) days, stay in another Licensed Unit and continue staying in other Licensed Units to evade the guest policy and guest fees. Guests who participate in this will be subject to possible rules violations, additional charges and fees, and possible termination of this Agreement, each in Management’s sole discretion.

OCCUPANTS:

The number of people occupying the Licensed Unit shall not exceed two (2) adults, and a fee of $10 per person per week will be added to the Rate for additional occupants over two (2) persons. For example, if there are two adults and two children staying in a $225 per week Licensed Unit, the weekly rate will be $245 ($225 + 10 + 10). A penalty of $100.00 per person will be enforced if Management determines that the occupancy rule has been violated. Additionally, the appropriate fee for the number of additional people will be charged and computed from the Effective Start Date of this Agreement.

ADDITIONAL WEEKLY PET FEE :

A fee of $10 per pet per week will be added to the Rate for pets. For example, if there are two adults and two cats staying in a $225 per week Licensed Unit, the weekly rate will be $245 ($225 + 10 + 10).

AFTER HOURS LOCK OUT CHARGE :

If Guest gets locked out after business hours, there will be up to a $125.00 convenience fee charge for Management’s assistance.

SPEEDING CHARGES :

The minimum fine for speeding on the Property is $50.00.

DIRTY PAD SITE :

The minimum fine for not keeping a clean area around Guest’s Licensed Unit is $50.00

PET FINES :

A minimum $50 fine will be assessed for violation of the Pet Rules and Requirements set forth herein and attached hereto. If Management determines that a Guest has brought a pet on to the Property without paying the related fees and charges set forth in this Agreement in advance, Guest will be responsible for the payment of all such fees and charges dating back to the Effective Start Date.

HOLDOVER RATE :

Guest holds over whether after the Term or because Guest is in Guest Default, the Rate will be $150 per day until Guest vacates.

KEY RETURN :

Failure to return the Licensed Unit keys at the end of the Term in accordance with this Agreement will result in a minimum fee of $150 per key replacement, deducted from the security deposit for each key needing replacement.

CLEANING FEE :

If Management determines the Licensed Unit is not kept to the appropriate standard of cleanliness, Management may terminate this Agreement or assess a cleaning fee to Guest to clean the Licensed Unit. Any such cleaning fee may be charged against Guest’s security deposit and result in Guest forfeiting their security deposit.

DAMAGE:

Guest agrees that Management may deduct costs of any services contracted for by Management, in Management’s sole discretion, necessary to repair the Licensed Unit or Property from any damages caused by Guest or their invitees, from the security deposit if Guest causes damage to the Licensed Unit or Property or its fixtures and furnishings, which will include but not be limited to the items set forth on the Repair Schedule attached hereto. If Guest (a) gives timely notice of termination in accordance with this Agreement and requests a walk-through in connection with such notice, or (b) is not in Guest Default and requests a walk-through in writing within two (2) days of a Termination Notice for any reason other than Guest Default, Management will use commercially reasonable efforts to schedule an in-person inspection of the Licensed Unit with Guest within Management’s normal business hours. Guest will not be allowed to access the Licensed Unit after the walkthrough. If Guest does not request and attend a walk-through in accordance with this Agreement, Guest forfeits the right to dispute any damages determined by Management. Guest hereby acknowledges and agrees that Guest’s liability is not limited to the amount of its deposit(s) and Guests remain responsible for payment of any damages which exceed such deposit(s).
