Security Deposit
Security Deposit:
Guest shall pay the amount of $500.00 for a security deposit, which shall be refunded upon termination of this Agreement as set forth below to the extent that the amount is not necessary to remedy a Guest Default, clean the home and/or to repair damages to the Licensed Unit or Property caused by the Guest, their guests or invitees. To the extent all or a portion of a Guest’s deposit is applied under this Agreement, within three (3) days of notice to Guest, Guest shall be required to fully replenish such deposit to $500.00 and pay any additional amounts necessary to cure such Guest Default, clean the home and/or to repair damages to the Licensed Unit or Property. Deposits, to the extent not applied in accordance with this Agreement, will be returned within 30 days of the termination of this Agreement. If Guest is in Guest Default, Guest will forfeit the security deposit. Guest has 30 days to claim and cash the deposit check after Management notification of the same, or Guest forfeits such deposit. If Guest fails to pick up or cash the deposit check within 30-days, the deposit will be forfeited. Security deposit checks are cut equally to both Guests (in the event there is more than one adult Guest) unless otherwise stipulated in writing by both Guests at the Effective Start Date.
Repair and Extraordinary Maintenance Schedule:
Guest agrees to pay all such amounts at any time as determined in the sole discretion of Management. The amounts set forth below are an estimate of potential damages and not a penalty and Guest and Management agree that the amounts set forth below are a reasonable approximation of the damages. Each of the amounts set forth below shall be automatically adjusted by the then current Consumer Price Index-All Urban Consumers-All Items, as published by the Bureau of Labor Statistics.
