ELECTRIC UTILITY:

In addition to the Rate, Guest shall pay Management all electrical power charges used by Guest in connection with the use of the Licensed Unit when billed by Management. Management shall have the right to estimate the electrical power charge for any period during the Term and Guest agrees to deposit the estimated charge for such period in advance with Management. Management will reconcile the actual power charges based on invoices received by the utility serving the Property, bill Guest for any excess power not paid for and refund Guest for any overpayments. The dollar amount per kWh is calculated by Management according to the TEX. UTIL. CODE. If, at any time during the term of this Agreement, Guest becomes delinquent in the payment of electric services, property usage, or any other terms of this Agreement, Management shall have the right to terminate this Agreement, and/or withhold electric, water and other utility services to the Licensed Unit until Guest pays the delinquent amount, pursuant to the TEX. UTIL. CODE. Billing. The Licensed Unit is sub metered, bills will be issued thereon, electrical consumption charges for all common areas and common facilities about the Property will be the responsibility of the Owner and not of Guest, and any disputes relating to the computation of the Guest’s bill for power and the accuracy of the submetering device will be between the Guest and the Owner. A copy of a narrative summary of the Public Utility Commission of Texas Substantive Rules on submetering [Texas Administrative Code, Title 16 (16 TAC) Chapter 25, Subchapter G] is attached to this Agreement for Guest’s review.

ELECTRIC:

Amperage use cannot exceed 20 amps per circuit. If overuse causes the breakers to trip, Management / maintenance will not run additional electric circuits to Guest’s Licensed Unit. It is Guest’s responsibility to manage amperage usage on a circuit. Should a breaker trip and cause Guest to be without power, please send an email to Management immediately.

ELECTRICAL ACCESS:

Guest will never access the electrical panel or electrical pedestal. Guest must contact Management if there is an electrical concern.
