GENERAL RULES:

FAILURE TO COMPLY WITH ANY OF THE FOLLOWING RULES MAY RESULT IN FINES AND OR THE TERMINATION OF THE AGREEMENT AND REQUIRE GUEST TO VACATE THE PROPERTY IMMEDIATELY.

NOISE LEVELS:

Guests are prohibited from making any loud or disturbing noises or sounds which impact other residents or the community (in Management’s sole discretion) during 7:00 AM to 10:00 PM. Daily quiet hours are from 10:00 PM to 7:00 AM (including weekends). Please be quiet and considerate of neighbors. If Management calls authorities for a disturbance at a Licensed Unit, Guest’s Agreement may be terminated, and Guest will be required to vacate the Property. During quiet hours, no amplified sounds, loud vehicles, pets, music, talking, etc.

ALCOHOL: Consumption is permitted inside Guest assigned Licensed Unit. No consumption of alcohol in public spaces.
ATTIRE: Appropriate attire including shirts, pants and shoes are required in public spaces.
ATVs & OTHER OFF-ROAD VEHICLES: ATV’s & other off-road vehicles are not permitted for use onsite unless street legal and insured.
BEHAVIOR: Violence, threat of violence, loud, obnoxious, disorderly, boisterous, or unlawful conduct or conduct that disturbs or threatens the rights, comfort, or convenience of others in or near the Property will not be tolerated and Guest’s Agreement may be terminated and Guest will be required to vacate the Property. Guest must communicate and conduct himself in a lawful, courteous and reasonable manner at all times when interacting with Management, Guests, or guests. Breach of this code of conduct may subject this Agreement to being terminated and Guest will be required to vacate the Property.
BICYCLE RIDING: Cautious bicycle riding inside the Property is required. Management is not responsible for accidents or damage caused by riding a bicycle. Bicycles may not be ridden on grass or dirt. Bicycle riding is not permitted during quiet hours.
BICYCLE STORAGE: Bicycles will be properly stored inside of Guest Licensed Unit or on the porch. Bicycles left in the streets will be collected by Management and thrown away.
BUSINESS OPERATIONS: The operation of a business or commercial activity on the Property is prohibited.
CAMPFIRES: No campfires or outdoor fires allowed.
CLEANLINESS: Do not let items accumulate under or around Licensed Unit. Outdoor items are permissible (grill, plastic chair, etc.). Do not make any changes to the Licensed Unit without the prior written consent of Management.
CLOTHESLINES: Clotheslines are PROHIBITED.
DISTRACTED DRIVING: No driver shall text, speak on the phone, read emails, or otherwise be distracted while driving in the Property.
DISTRESS NOTIFICATION: If you hear, observe, or witness a person in an emergency or life-threatening distressful situation, you will immediately phone 911 and report the incident to first responders then call Management.
DO NOT GO IN DITCHES OR ONTO STEEP INCLINES / SLOPES:
DO NOT TOUCH ELECTRICAL EQUIPMENT: Electrical boxes, panels, pedestals, Wi-Fi units, water wells, lift station, maintenance shed, communication boxes, pipes, conduits, wires, mechanical devices, fencing, gates, gate controls, etc. Guest may only touch property that belongs to Guest.
DRUGS: The consumption, possession, sale or manufacture of illegal drugs or drug paraphernalia is prohibited.
FACILITIES: Any problems must be reported to Management immediately.
FIREARMS: Firearms legally owned and permitted allowed on the Property according to state and local laws. The discharging of a firearm on the Property may terminate the Agreement requiring Guest to vacate the Property immediately.
FIREWORKS: ABSOLUTELY NO FIREWORKS. FIREWORKS PROHIBITED.
GLASS: Glass containers are PROHIBITED in public areas.
GRILLS: Outdoor grilling is permissible. Grills may be stored on porch if cool to the touch. NO GRILLING ON PORCH OR WITHIN THREE FEET OF A LICENSED UNIT OR OTHER BUILDING OR STRUCTURE.
HAZARDOUS MATERIALS: The storage of hazardous materials on the Property is prohibited.
IMPAIRED DRIVING: Drivers believed to be impaired will not be permitted on the Property and authorities will be called. Said violation will terminate Agreement requiring Guest to vacate the Property immediately.
LANDSCAPING: Light landscaping, potted plants and weeding are permitted around Guest Licensed Unit. Material changes require Management approval.
LITTERING: Littering is PROHIBITED; use trash receptacles.
MAINTENANCE: Guests will NOT deny access of any authorized personnel, including 3rd parties (i.e. utility works, electric providers, sewer / water, cable, internet, etc.) on or through their Licensed Unit.
MATTRESS ENCASEMENT: Guests shall not remove mattress encasement. Mattress encasement is property of Owner.
NEIGHBORS: Please respect neighbor(s) space and do not cut through their Licensed Unit.
NO CROSSING FENCES OR PROPERTY LINES: Guests are not allowed on neighboring property or across property lines..
NO HOLES IN WALLS: Please use command strips or adhesive when hanging pictures. Nails are strictly prohibited.
NO FISHING: Fishing in the lake, pond or pools of water is strictly PROHIBITED.
NO LAKE ACCESS OR ACTIVITY: Accessing the lake is strictly PROHIBITED. Guests are prohibited from walking, jogging or otherwise being on or in proximity of the slopes, shelf, platforms, emergency water overflows / drains, lift-station, water-wells, water-pumps and or features, mechanical or natural, of the lake.
NO SMOKING:Absolutely no smoking inside of Licensed Units. The Property is a non-smoking property, and smoking is PROHIBITED inside any building, Licensed Unit, or structure. Smoking is only permitted on the patio of a Licensed Unit or the patio area of a Licensed Unit. All tobacco waste (i.e. cigarette butts) must be properly disposed of to ensure no fire hazard and cleanliness. If Guest is suspected of smoking inside the Licensed Unit or any other structure, Management reserves the right to inspect for remnants of smoking as part of enforcement of this Agreement. Should Management find tobacco litter and waste, Guest will either face a fine or termination of their Agreement and be required to vacate the Property immediately.
NO SWIMMING: Swimming in the lake, pond or pools of water is strictly PROHIBITED.
NO WASHER / DRYER: No washer and dryers permitted in the Licensed Units. Guest must use washers and dryers in laundry buildings or offsite facilities
OUTDOORS: Outdoor patio furniture, a few potted plants, and outdoor appropriate items may be allowed on patio if Licensed Unit looks neat and uncluttered. No landscaping (plants/bushes/fences/gardens/lawn jockeys) may extend beyond patio pending approval of Management. No indoor furniture may be left on the patio.
PANHANDLING: . Management may terminate Guest’s Agreement if it is determined Guest requests any type of resource, good or service unsolicited of any other guest, employee, or staff member. Guest MAY NOT ask another guest, management or staff for rent assistance, laundry detergent, taking trash out, etc.
PARKING: Improperly parked vehicles will be towed. No parking on the grass or in unassigned parking spaces. Parking in designated areas only. Parking is provided in public spaces for public spaces only. No overnight or guest parking in any public spaces area. Parking on roads prohibited. Large commercial trucks and trailers are not allowed on the Property.
PLANTS & WILDLIFE: Protected – do not remove, disturb, kill, or hunt wildlife.
PROPERTY: Destroying any property is PROHIBITED.
RVs: All RV’s and other vehicles must be approved in advance by Management and must have a current license, registration, and insurance always. Sewage and gray water must not run on the ground. A positive sewer seal is required at both ends of sewer hose.
SHOWERS: No modified shower heads.
SPEED LIMIT: 6 MPH.
SUBLET: You may NOT assign or sublet Guest Licensed Unit. You are being provided services under a Licensed Unit Services Agreement. You are NOT under a landlord / tenant arrangement – THEFT OF SERVICES APPLIES.
TRASH: Dispose of trash daily. Do not leave trash outside of Guest dwelling because of pests, ants, and animals.
GUEST LOCATION: Guest may only stay in their Licensed Unit or designated public spaces.
GUEST PROPERTY: All property must be stored neatly within the Licensed Unit.
VEHICLE OFF-ROAD : Off road, all terrain or unlicensed vehicles are not permitted to be ridden in the Property. Electric or gas powered Golf carts must be approved by Management prior to use within Property.
VEHICLE LEAKS: All mechanical leaks (i.e. oil or hydraulic fluid) must be repaired off Property or applicant may lose parking privileges and or face termination of the Agreement.
VEHICLE REPAIRS: No vehicle maintenance, oil changes or repairs allowed. Emergency repairs may only be allowed with written approval from Management. See Management for approval prior to starting any emergency repairs. No vehicles on blocks or in disrepair will be allowed on the Property.
VEHICLE: Noisy vehicles are NOT permitted on Property. If neighbors complain of noisy vehicles, alternative parking arrangements must be made or this Agreement will be terminated, and Guest will vacate the Property immediately. Car pass MUST be always displayed. Do NOT give Guest gate entry code to anyone to access the Property. Do NOT wash vehicles on Property. Motorized vehicles are prohibited from going off any roadways or beyond parking or driving areas.
VISITOR PETS: Visitors are not allowed to bring any pets into the Property.
VISITOR VEHICLES: All vehicles must register with Management. Unregistered vehicles will be towed at owners’ expense.
WATER CONSERVATION: We are on a water conservation program – year around – DO NOT WASTE WATER.
WEAPONS: No display or discharge of a gun, taser, pepper spray, knife or other weapon in any way that may alarm others is allowed.
NOTICE OF CONVICTION: Guest must notify Management immediately if Guest is convicted of a misdemeanor or felony. Such notice does not waive any rights Management may have.
GUESTS: We may exclude from the Property any guests, or others, who, in Management’s sole judgment, have been violating the applicable law, this Agreement, or the Rules and Regulations, or disturbing other Guests or Management. Management may remove any guests who refuse to show identification or identify themselves as a Guest or a guest of a specific Guest.

Never dry flammable items even after washing them.

Items with oil stains (e.g., greasy rags from cooking or machinery)
Fire-resistant clothing (these are designed to protect from flames but may burn when exposed to heat in the dryer)
Rubber-backed rugs or mats – these can melt and catch fire due to the heat.
Plastic or vinyl materials such as shower curtains can easily melt or burn.
Foam padding (from items like pillows, mattress pads, or seat cushions) can overheat and catch fire.
Items like waterproof clothing, rain gear, and nylon or plastic-backed fabrics that have been treated with chemicals, especially those containing petroleum-based substances.
Shoes that are heavily glued, especially those with rubber soles, can melt and potentially catch fire.
Clothes contaminated with gasoline, alcohol, or other flammable liquids should never go into the dryer. They can catch fire during the drying process.
